Property Improvements
A number of improvements have been made to Mountain Valley Self Storage since our acquisition. In order to enhance the security offered at this facility, internet was installed. The internet connection allowed us to install more advanced surveillance cameras that run 24/7 and connect to the cloud.
We utilize Easy Storage Software that integrates seamlessly with the gate. The gate can be operated remotely and provides individualized access codes for each storage tenant. This software and gate technology also allows us to lock out late tenants and keep a close eye on who enters and exits the facility.
The existing warehouse at Mountain Valley Self Storage has been cleared, allowing us to secure a long-term tenant to rent the space. Numbered parking spots have been added to the graveled area, allowing us to maximize revenue. These parking spaces can be utilized for large enclosed trailers, boats, RVs, or campers. Each parking spot can accommodate parking for up to 40 feet in length and 12 feet in width.
Expansion & Unit Mix
Mountain Valley Self Storage consisted of three storage buildings, one warehouse building, and 30+ RV parking spots when we first bought the facility. Since the purchase, we have added three new storage buildings consisting of 16,000 square feet. The facility now consists of 34,000 square feet of drive-up storage units. Future Plans
Mountain Valley Self Storage has been approved for further expansion with the addition of one more storage building. The proposed building will be 200 x 30, adding an additional 48 storage units to the property. Upon filling the recently added units, we will move forward with construction on the final building. There is also enough land to add an additional two storage buildings, which have not yet been approved at this time. This could expand the facility with an additional 100+ storage units.
